This past week 10 of our buyers were attracted by the current historically low interest rates, and rightly so, as the 30 year fixed is @ 3.875% and the 15 year is @ 3.25%!  9 of those buyers chose the conventional route and 1 even took advantage of the Fannie Mae Home Path Program for their purchase of Florida’s Gulf Coast Real Estate!

Out on Cape San Blas, was an incredible buy on a 2 bedroom, 2 and a half bath, Cape San Blas Barrier Dunes Townhome, which sold for an unbelievable reduced price of $130,000.  This is quite a bit lower than the original sales price of $210,000 in 2000 and is only moments to the crashing waves of The Gulf of Mexico and St. Joseph Peninsula State Park - THE 2002 #1 Beach in America!!

Another great buy was a Bank Owned Cape San Blas Property, which sold for a mere $35,000 in the desirable Jubilation Subdivision of Gulf County! What a steal at $35,000, especially when you factor in the original sales price of $320,000 in 2004! This one offers plenty of room to build that perfect Cape San Blas Beach Home and it’s only a short stroll to the gulf front community pool!!

Mexico Beach bank owned property sales increased this past week with the closing of another grandiose 3 bedroom, 2 bath, bank owned Mexico Beach Condominium!  This Bay County home sold for a rock bottom price of $168,000, and that seems to really be rock bottom as this same unit sold for an inflated $400,000 in 2007! These savvy new owners are sure to enjoy many sunsets ahead over the beautiful shores of the Gulf of Mexico!

This Franklin County, Eastpoint bank owned property sold for $210,000 in 2004, but this past week one wise buyer got it for only $30,000.  This 3 bedroom 1 and half bath, is a neat little cottage and located only a short drive to the beaches of St. George Island and the historic town of Apalachicola!

From the 3 mile stretch of Mexico Beach, over to the playful peninsula of Indian Pass, and out to the bottom dollar deals on St. George Island, this Forgotten Coast Real Estate Market continues to impress.  Buyers are out in search of that perfect deal on a gulf coast property, visitors are inquiring in preparation for the summertime season ahead, and locals, well, we are just glad to see this renewed interest in what we have always referred to as one fantastic place to live, work, and play!  Yes, it is tried and true around here, once a visitor, always a visitor, and once a buyer, you simply become just one of the locals!!
